Some of the posters indicated that LL's will be creamed and more flip deals will be coming.

However, when I shower, shave, wear a polo, and jeans AND SHOES, I feel more productive and I am.As for the funds, rolling 100% back into the machine is asinine.

That's what I did and I shaved off about 12k from my original quoted price on one.When you say inspector do you mean from the bank to give you draws or do you mean county/township inspector? 

If your names are not on the contract that the seller(s) have signed, you and your co-wholesaler will have to create/word a contract stating that the other wholesaler will get "X" amount of dollars if an end-buyer closes on (insert subject property address).

My rentals are travel trailers, so the applicants I get are not the cream of the crop and I can't be as picky as many landlords.  

While this may be true for some, this is not the case for others however we are all (being a newbie myself) being labeled as such.This forum is not all peaches and cream.

Couple things you may have already considered that could shave off some of your returns:First, a 203k contractor and renovation will likely be much more expensive than a cash financed renovation.
