One had a brother running my job who I later discovered was a convicted sex offender (rape) .The problem is....my area is a hot bed for investors and all the great GC's are taken and these guys jump from today's big fish to the next bigger fish and I have found most of them can't stand it when the work (shoddy) isn't acceptable.

Some of what was found:- glass in front of both crawl spaces (seemingly intentional)- all of the meters were spray painted over- some rooms were inaccessible due to the amount of trash/furniture in the way- registered sex offender on the propertyThankfully, we walked away.

It's a small park (17 units) and it's cash flow positive out of the gate and has seller financing (a huge plus for me).But after doing some research on the park, I found some concerns:- 3 months ago, a couple was arrested for making meth in one of the homes- There's a level 3 sex offender living in one of the homesThe park definitely needs cleaning up, but those two things so far are the scariest to me.
