@Tony Sepassi I'd go to Housing Court for a couple of sessions and see what the disposition of the Court is towards situations like this.

Of all the proposed housing bills proposed during the 2023 legislative session this bill has the ability to single handedly push more landlords out of the business and reduce the number of available properties for rent in one fell swoop. 

Sometimes, there are whales bring $10 millions to $20 millions for just "one session" (one day to one week) to gamble.  

Although with things like conference calls and Skype sessions, perhaps that can be cut down to one visit, or even none at all.Of course a thorough home inspection would be very important in a deal like this.I'll be using a PM company once the home is purchased, so hopefully I'll be as hands off as possible.
