@Forrest Williams High crime areas is no good for anyone, unless you want to kid shot.In saying that, some people with experience don't mined working in lower demographic areas, BUT the returns are often not as good as they look on paper

The wholesaler is simply selling paper - it's up to you to take the deal and monetize it.I recently did a wholesale deal with an investor who completely screwed it up - instead of him making a quick 10k profit he decided to slowplay the thing by dragging his feet, taking 4 months to paint a 1200 ft SFR to end up walking away with only $3200.

The Guidelines are same as long its under confirming loan limit.  2 years history is good enough  but lenders can accept working history from other county which can be verify by paper trail.
