Just bought one for $65K near Beulah Heights school.

You can literally be a middle school school dropout, turn 21, and the next day be a Big Bank loan officer without ever passing a single test.But for Local Lenders with flexibility, we face a LOT of hurdles just to add a single additional state or even maintain our own...Think of that whenever you read "lending in all 50 states!"

I prefer to purchase in the fall...deals are a little hard to find in the summer...people are moving, changing schools etc....hard to find motivated sellers.  

I, too, have wanted to secure better employment, but have been experiencing difficulty in securing a position in what I went to school for.

I don't buy properties that require an HOA and the utilities are always covered by the tenant.So if I have a market that has 3B/@B homes for $100K the 1% figure I like to apply only tells me that the rent needs to be around $1000/month.When I find properties that fit that criterium, all the other important aspects start coming into play, but all the properties that don't meet the 1% are out.These other criteria include things like the quality of the schools, the distance to restaurants and shopping, the crime rate in the area, the stability of tenants, meaning how long are typical lease agreement.

The home is in like c-class neighborhood, not much good schools nearby, more industrial area.  

New investor, currently going to school full time and doing some part time work.

My goal is to start my career in real estate as well as a career in real estate investing as soon as I finish school.

With school starting next week I believe my percentage of buyers will decline.  

Does anyone know of any online real estate schools in SC?
