@Whitney Hutten They are C/C- areas sandwiched between B and D neighborhoods--the way that Pittsburgh is setup (anyone from here please chime in) is that the areas being gentrified do so one street at a time.

1 - Seller financing from 100% equity sellers2 - Using two cash partners...exchanging one for the other...for both a flip and hold with the same property3 - Sandwich LO4 - Using cash reserves from your original loan as a means for self funding5 - Using large uncollateralized loans as a means for self funding

I'm sandwiched between that and the Pete's Fresh Market at Rockwell and Cermak.

As far as strategies I am leaning more toward long term deals that yield monthly income like lease optioning, sandwich lease option, seller financing, pre foreclosure & foreclosures.

My areas of "expertise" were wrap mortgages and sandwich leases.

In Sunny Florida, it is virtually impossible to get a professional mover to move an older MH.It is also difficult to make money with Sandwich leases on mobile homes in parks, with high prevailing lot rents.There may be lower hanging fruit.
