Added cheap square footage and improved features - ie. additional bedrooms, quality outside space, and upgrades throughout

I am currently house hacking in Fort Worth, renting out rooms in my house.I am having issues with finding quality renters, though.

(Both toilet supply line failures if that’s worth anything.)I went with their remediation company (Service-pro) and their contractors for a few reasons. 1)They started everything the day of the leak/flooding. 2) They guaranteed everything, out of pocket costs, timeline, quality of work, a year to find any defects, etc etc  3) it was quick, painless, worry free.

Making only $4000 a month for a capital outlay of $900,000+ is poor investment and so you would have to take a large discount in order for most note investors to get involved especially if these are second liens.  

If your building is the problem building then you need to clean up and I would probably give everyone 60 days notice to get out, rehab and improve my tenant quality.

Now, if it's investment properties, that's a whole different story, and yes there is ways to confirm not only numbers BUT the quality of that connection. 

The syndicator quality and experience comes into play during bear markets…as you then see who’s swimming naked when the tide goes out.But market cycle overrides everything imo.

It could be a good investment or a poor investment.
