Folks with the sketchiest history trying to cram as many folks (and pets) as possible into my unit.The market is so strong here I recently started asking for my "see if anyone will bite" price.

Also, we will be looking for a house to rent (pet friendly) if any one knows of or has any rentals!!!

Don't underestimate repairs as that's the biggest pet-peeve I personally have with wholesalers.

When we did the clean up of the house after her departure, we discovered she had kept a cat in the house in direct violation of our No Pets Policy and had extensively pock marked the newly refinished wood floors with her stiletto heel shoes.

I believe this strategy will get you there much quicker than doing the conventional loans with the 25% down payment that is then stuck in the property for years.One pet peeve of mine however is discussing REI in terms of units instead of $ value.  

It also lets us collect information that the credit/background check doesn't care about, such as pets, number of vehicles, etc. 

I now tell our inspectors to Test for Lead in Paint or in Water ,Absestos in floors and Ceilings,Radon and mold we do standard Water quality tests from any place a human or pet might drink water from.

That's my second biggest pet peeve, which is spending precious time nurturing someone on a deal and for them to come back and say its not for them.

They've also brought a dog when the contract specifically said no pets although I agreed to it since they promised they would be up to date with the rent (their daughter moved in with her dog and said she would help).My question is, what should I do now?

We recognize that rental prices are decreased in March, although comparable properties do not appear to include yard maintenance and pets in their advertised rental rates.
