@Eli Kallison - You're probably sipping a cold Singha by the time you read this but I wanted to throw out a piece of advice that has little to do with RE and more about your perpetual travel schedule.  

Milwaukee is often a bit misunderstood, people often think of it in a stereotypical way, while the differences between neighborhoods could not be greater: we have literally $5,000 houses a couple miles from $5,000,000 mansions.

It's a one time charge, as our license is perpetual.

It effectively means a fixed term is in practice a lease in perpetuity until the tenant decides to terminate or the landlord pays a penalty. 

It's very easy to fall into the perpetual cycle of "but is it good enough?"

Very stereotypical, I know. 

If you worry about getting cut and freeze up you will be dead.I know you are just kidding and having fun but I wanted to share this story with others on here that attacks can happen anywhere at anytime and that you shouldn't be lulled into stereotypes of being comfortable around certain people that look harmless.

As Michael Borger said, trying to "invest" in Hawaii for a cash flowing vacation rental probably wont end well, despite it being very tempting.And again Bobs self invested bias towards this phoney perpetual appreciation speculation in the Honolulu market in silly at best.  

I personally would not perpetuate that practice, even if it meant not being able to pursue my REI interests. 

It's also worth noting that we have teams of engineers working on our perpetual flood problem and every time we have a monster flood like this, they have new data to work with.
