Looks like skip tracing is legal in CA, but has more restrictions than here in the US. 

It’s a great business to be in and if done properly, the odds are pretty high one will have success. 

There are no communication restrictions, either - guests can contact you however they want.

Majority, if not all, of these newer communities are going to have HOAs and some restrictions on rentals in their covenants.

Most bank robbers get away with it the 1st time, yet no one comes on bigger pockets & ask’s if it’s a good strategy, even thought it’s quite profitable and you have decent odds of getting away with it, it’s still illegal, immoral and if you do get caught you’d go to jail.

We can make it a total of 5% by paying the remainder.It may sound odd - but the thing is - i can simply not nominate an agent next time.

You might have more competition there but your odds are better.  

My ideal criteria includes: 1,200 - 1,500 sqft, 3 bed, 2 bath, garage (contingent on elevation), and bullet proof.I have seen some listings for somewhat odd and overgrown parcels of land selling low where the numbers might work quite well.
