Real estate is hard for agents just starting out but can be rewarding if you're willing to do the leg work and stick out the slow times.

I spent the first solid week of the new project writing SOW sheets for the numerous trades (I do NOT miss those days, lol).I think the issue with residential renovations comes that these lengthy scopes might actual have the basic sub or contractor (think one/two guy company with a few laborers) concerned with working for you.

After reading numerous posts and blogs, it has become clear that having a mentor is a key to becoming successful in Real Estate investing. 

Doing it this way may not be monetarily the best way to do it but it works better because you get a psychological reward of paying something off and it will then give you motivation to pay off the next. 

I know of numerous people who are running them in Tennessee and in Galveston.

Hi Liz,I think that this goes back to a basic financial concept of risk and reward. 

It usually has numerous investor and real estate meetups.

This was a really rewarding project.
