So here’s my situation..I am about to graduate college and will be working in my field full time in order to be approved for a mortgage and financing to pay for renovations for my first flip.

I have received numerous applications and several people meet my criteria.

I'm beginning to think that this plan is not the most efficient way to become an investor.I would love to get some advice from someone in this field.

I am looking for creative financing and building a team of persons who have expertise in the fields of fix and flip, rentals and contract assignments/options.

I am brand new to the field with no previous experience.

We just assume the septic is bad and add 35K extra into our rehab estimate (though the last septic we put in cost 50K--complicated pump up system with mounded leech field due to high water table on site--so the difference came out of our pocket).

It's my belief we should all try to work exclusively with referrals, so who are some great people out there in the RE photography field who are looking for more partnerships? 

Well I said that I have training and am actively seeking a job in that field and I can provide a professional resume to apply for a position, but his attitude drastically changed and no longer speaks to me and avoids me.Is this because he has no training but just landed the job by luck? 

It seems like we're best cultivating a relationship with a local insurance broker in Chicago so he can field out the intricacies. 

Also, wanting to build my network in the field.
