I do not have cash to burn so this is a significant reallocation decision.

However, this might require some programming on my end -- if you know how to program something like this, could you walk me through the steps (I assume it's Java?)

Hard/Private money lender's are useful for limiting the amount of YOUR that you'll burn in a deal.

If executed poorly, it can crash and burn very quick.

If you had $300,000 of capitol burning a hole in your bank account pocket, what would you do to invest it?  

I just got burned with a low appraisal this week and submitted comps to justify a higher appraisal and the appraiser was so generous that he upped the value a whopping $2,000, despite the appraisal being about 15k under what I was expecting.

People looked at riots and businesses burning and protestors blocking freeways and deciding that making $40K less a year but having safety and 3 minutes to work was worth it. 

I'm not in the NJ market but I would hate to see you burned on your first deal.
