Debt is a tool; when you can control the tool, don't fear the tool, your better equipped to use that tool and use it to maximum effect free of injury. 

@Terry Johnson re-upping this convo...we did some looking last summer but had an injury in the family and got side-tracked.

Risk of injury is really high.

In the contract verbiage it states that the PM company will not be held responsible for any accident, injury, death or damages in/on the property or surrounding areas that are resulting from the condition, maintenance or operation of the property.I am an out of state investor, so to know if there are any concerning hazards it would be from them notifying me.  

Once I file the report and provide the document trail, its probably irreversible though. 

If there is an injury on your property you want to be covered.
