I'm currently in entitlement phase of a 40-50 unit ground up rental.

I currently have a turnkey property under contract and currently in the “due diligence” phase.

People have no imagination so if you start showing it while it is being fixed up in the construction phase you have a low percentage of getting a quality renter.

I'm still in the market research phase, but I'll check back if I decide to look further into the Triad.

Purchase price: $480,000 Cash invested: $1,000,000 Sale price: $1,600,000 Commercial Property built 1915, Construction Project in 3 phases. 14,000SF complete rehabilitation conforming to current building codes.

They are requiring me to do it otherwise they will try and keep my deposit.I had my lawyer draw up a addendum saying that we will pay for phase 1 but if comes back with additional remediation they will have to pay for both the phase 1 and the remediation if at that point then I will be able to pull out of contract unless they do remediation within the month.

But it has given me the opportunity to work with PM and deal with the long-distance.Beginning the education phase, while eliminating debt and building savings. 

I am still in the analysis phase as far as real estate investing was thinking of getting a realtor license just to further my education.

The only thing here is that they are in the growing pain phase where businesses are still moving to the area, but rents seem to be on the lower side compared to more populated areas in Richmond and Norfolk.  

Right now we're still in the pre-beta phase and just want to get user feedback.
