Office space is limited proximate Auburn University and the property has a great location with numerous bars and restaurants in direct proximity.

The influx of listing I see coming to market may be the beginning to a slight change in direction of this current market.  

Many bought it for personal use, or have owned it for many years, and rent out when they can to make up some of the mortgage.I found it much more useful once I bought the subscription and was able to look at each individual property in direct vicinity of a property I was looking at.

Rents are solid in this area, creating very reasonable cash flow given the relatively low purchase price barrier to entry (at least in direct comparison with the suburbs to the NW such as Downers, Naperville, Lemont, Wheaton, etc.).

Which, is something - albeit in a very indirect and inconsistent manner - investors subscribe to when working with a wholesaler. 

While the majority of negative reviews I see are from tenants (which means they are landlord friendly), at the end, tenants review these pages prior to deciding if to rent from them, which indirectly impacts my bottom line.

Obviously, the business indirectly gets things from me running the meetup - deals, private money, relationships, etc.

Indirect costs add up quickly!
