If you plan on buying in your entity I would set it up prior to seeking any type of pre approval for financing.

I just pre-determine a split for the units and add a little overhead.

It may be that you have zero interest in that field and only obtained that degree because you were pre-med.

It will be a lot easier to do any work pre-move in then post.

It means speaking to people whose homes are in pre-foreclosure, foreclosure, or are behind on property taxes.

My plan was to work with someone who has done similar homes in the area, if possible, who might come in with pre-approved or mostly ready-to-go building plans; no sense re-inventing the wheel. 

I just finished my pre-licensing courses and am about to take my real estate licensing exams.
