I have a dumpster arriving today at 12 with guys to haul everything out. 

Of Justice has not arrived yet.

Termites are not natural to the United States, they arrived via wood pallets from previous wars coming back to the states on return. 

They have been arriving faster than the government can give them away.

But, I'm pretty sure I'd arrive at that point under most circumstances I could picture (I have owned properties before, just not rentals).  

Some markets are hotter and it is expected that houses always sell over list.

I am quite familiar with the hotter areas of downtown Austin, but you are going to get a different $/sq ft price if its Tarrytown vs Travis Heights, Eastside vs Westlake.

All has been fun and rewarding on different levels but as the years have progressed, the equation of trading long hours for additional income has forced me to re-evaluate my investing strategies, principles and goals.I arrived at Bigger Pockets after kick-starting a personal goal to look at passive income investments streams a few months ago.  

I worked one room at a time and established a system of sanding immediately upon arrival, mudding, then doing something else for the duration of my time.  

Preliminary walk thru and when I arrive two police officers are there at the tenants request to try to make me look bad.
