All of my properties are not leveraged, and I maintain a healthy level of reserves, and I have a "day" job besides, so I'm probably a little less aggressive on rent levels, as I prefer easy, low-maintenance tenants to getting a few extra bucks and dealing with PITA tenants.

Another option is to go the more traditional route using a real estate agent and searching for a fixer upper with upside pore too that is in good enough condition to qualify for traditional financing.
