If you are buying physical business assets most of that is 10 cents on the dollar and hardly no restaurant equipment places will be for anything to liquidate because warehouse is full and nobody is opening up new stuff in this environment until they know when the peak is.

You can also use alcohol....mix in a spray bottle and buy a ton of rags ... this is much better for the environment and most folks have bleach or alcohol https://www.ncbi.nlm.nih.gov/b...I carry around foam soap and a bottle of water to wash my hands everytime i get out of my car.

The investor/developer has debt/equity obligations so they can’t just return investment capital assuming they executed on the deal.In a smaller environment we’d do what we reasonably can to work with someone but you can’t let someone exit from the investment without a replacement investor.

Normally I'd say, absolutely be at the inspection because you'll learn a lot and can ask questions as you go.However, if you're intent on closing, want to minimize your risk, and can find an inspector willing to inspect in this environment, that might be an option.

Obviously amenities will enhance the desirability of the property and offer the opportunity to increase rents for most properties however I would not plan on rent increases in this environment anytime soon.
