Until Fed begins to cut rates I’ve found alternative lenders in some cases to be competitive with banks on construction debt when considering the totality of factors (rate, leverage, depository relationships and pre- payment penalties).

Don't get me wrong, they absolutely have their place, and we have a handful that we love working with.

My business partner and I paid them $12,750 right after the roof was done, and this was for the total roof replacement plus half of the rest of the project.

That is totally between the two partners. 

There are a handful of lenders that do not have a seasoning period at all to cash out on the new appraised value, however the rate and fees will be higher than if you waited a bit. 

You can play landlord for a few years and you'll learn a lot from doing that (especially hands-on) - but long term not a winning strategy.

I have put my bare hand into a mass of many thousands of swarming bees and did not get stung. 

So why does your advertised Linked-in say a totally different thing Bob? 

I have an ozone machine on hand, and if there is no same-day check-in, then it's easy to solve usually.
