However, for the vast, overwhelming majority of people on this planet, it is not logistically possible to spend every hour making money, whatever your expertise.

Came back to the Bay Area with a pocket full of dreams and realized the grass is not greener on the other side, I kept analyzing deals.  

@Jay Hinrichs,I just keep reminding the folks at local meet-ups that the grass is NOT greener on the other side.  

That means, the escrow cannot be closed and a new escrow cannot be opened for a new buyer until your issues about the $5,000 are settled and if someone decides to go through any lawyers or courts to settle the issue the property could be ties up for up to 5 years.Nobody on this planet should be dumb enough to pay attorney $20,000 to $50,000  to argue about $5,000.Just my street corner information and I could be totally wrong, but this is what I've personally experienced in the past.

HUD properties are referred to as "owned housing".Some research and you'll find maintenance schedules for boilers, HVAC, how electrical and plumbing systems are managed and maintained, you'll find cost estimates per sq ft and differences in low rise vs high rise, individual units like a 4 plex to single unit dwellings.Much of this information that is already on the planet can be adopted directly to private properties, large corporate owners didn't start from scratch devising their management plans.

It's gotta be the most humid place on the planet, but it's a great area and I still have friends there that will probably stay there the rest of their lives. 

That will attract every scammer on the planet. 

It is high time we save our planet from the vicious clutches of pollution, and even more importantly, the health and well-being of the people who depend on it.
