My approach is probably fairly unique in that if the homeowner wants to keep the house and would traditionally not be able to, I point them in the direction of their equitable remedies and have had success helping folks keep their house and work out a sweet deal with the finance company to boot; I've retained a minority equity stake in the properties as a result.In the case where it's a non-owner occupied property and the investor no longer wants the headache, I negotiate either an acquisition in trust of the LLC/Corporation that is holding the deed, or have the deed quit claimed to me individually.

I've run the numbers on homes in our price range within a 3hr drive radius of our zip and they just don't make sense as rental units.I'm fluent in Spanish so other than the financing problem maintaining a rental in Costa Rica vs another market in the USA that requires a flight is fairly comparable from my perspective.Its funny because buying a sub 70k house anywhere in the US would be so easy for us.

So that is one reason why you want someone on your side making sure your purchase agreement is fair both directions, and not exploitive against you.As to terms - think about your duplex as being fully rented out (even though you will initially live in it).
