However, advertising which expresses a preference based upon sex is allowed in shared living situations where tenants will share a bathroom, kitchen, or other common area.Hope this helps.

I'm currently in negotiations with the current landowner to purchase the parcel (he lives out of state and doesn't want to enter a land contract with the mobile home tenants, although he claims they've expressed interest in buying it) and I'd like to know if anyone has any experience leasing/renting land to MH tenants.

Having the guys know the details of what is happening doesn't help anything, and that is when people begin to talk, or express jealousy, etc.  

Last time I expressed doubt about the magical properties of single member LLCs of the sort most members here are setting up, Jerry W. accused me of wanting to deprive landlords' kids of their college funds.  

Unless expressed differently in the Association rules (Which you should check on) they cover only the exterior and grounds maintenance like roof, lawn, pool and some other things like a bellhop/doorman, etc. 

The last broker call I received was different than the others and gave me the opportunity to express my opinions about real estate investing versus the stock market.
