If you run your properties correctly and legally, your property insurance plus umbrella insurance is a far more enticing target than trying to get a jury to force you to sell you personal residence to pay off a lawsuit.   

Enticing incentives might work, find out what they’re hobbies/passions are and appeal to that.

Telling someone they can keep a six-figure check and walk away from a burned house can be pretty enticing.  

Often those syndications have to offer above market splits and returns to entice investors to invest otherwise they can go to syndicators easily vetted at more industry standards terms and splits.

What entices me the most right now are Rental Properties, condos/townhome, SF or multi family.

Being boots on the ground, I could charge significantly less for what I mentioned.The other side of the business is JV'ing on small multi-families between 5-25 units, (they don't have to be OOS investors as partners, but again, I think is enticing for out of state investors that live in real estate markets they don't want to invest in and want to get in on FL or other good markets) - and again taking that much more active role in the process - acquisition, due diligence, project management, & asset management. 

The ultimate goal is to pique their curiosity and entice them to schedule a viewing or reach out for more information.In today's digitally-driven world, where potential clients scroll through countless listings online, a compelling real estate listing is more important than ever.

That's why it's crucial for sellers to make a warm and inviting first impression that entices someone to step inside, stay a while, and get to know their home.
