Back in the early 90's condos/beach houses in that area were dirt dirt cheap and all I really wanted was to a small piece of pie and have a place to escape to from all the stress of dealing with/solving other people's problems.

You will need to test multiple ways to find the most effective for your area.Keep in mind that direct mail tends to work best when you send a campaign of 5-7 different pieces, 4 weeks apart from each other.
