I like your plan and you have a lot of the pieces needed that will get you there.

I am having trouble getting started on my first piece of property however.

Back in the early 90's condos/beach houses in that area were dirt dirt cheap and all I really wanted was to a small piece of pie and have a place to escape to from all the stress of dealing with/solving other people's problems.

We do between 5-7,000 pieces per month.

You will need to test multiple ways to find the most effective for your area.Keep in mind that direct mail tends to work best when you send a campaign of 5-7 different pieces, 4 weeks apart from each other.
