Interested to see what others think; EOD, despite it being what seems to be a relatively "low bar to entry" (doesn't take alot of capital for example for someone to start wholesaling if I understand it correctly *EDIT* I may be mixing that up with contract assignment... - to be good at it OTH is a different story); there wouldn't be anyone doing it if there was simply nobody on the other end buying?

In regards to the regarding of the soil, I have seen the costs that the HOA incur in the 5 digit range (for large properties) because of the liabilities of it being done incorrectly where it ends up damaging a neighboring property.

Plus tying up 350k cash to make maybe 30k over the total course of 2 years just doesn't make sense from an investor stand point when you could get cash on cash returns in double digits for 1/10th of the initial investment.

Both of you guys are making me feel slighlty more confident with just moving forward with the 115 a month for a year option in that it did sound pretty customizable and I would steer all the development and I guess have editing capabilitiy.

I just default back to what I do were I can open escrow without a contract and with a phone call.. but that's because of the volume of bizz I do with title company .. and our title plants are digital.. so running a title search is not as big an issue like it is in many east coast states I work in.. were they have to actually hire a title abstractor to physically pull title.. ( old school :))
