When a tenant has not paid by midnight on the 1st  the appropriate action on the part of a responsible landlord is to issue a cure or quit notice on the 2nd.

I can say that mix designs are done in laboratory meeting ASTM standards, curing and everything.  

Should a liability arise, the court can order the liquidation of your personal assets to cure what was business related debt and liabilities.

I'd like to tighten up my contract so this is not an issue in the future.I think what I will do in this instance is send a notice to cure (citing "indoor smoking" and "illegal activities" in the lease), but I want to make sure that future contracts have items against the mere use of the unit (regardless of whether or not the activity is illegal).  

For example, RESDL allows sellers to avoid liability if their failure to disclose was caused by their reasonable (but ultimately incorrect) belief that they took steps to cure the material defect in the past.

Send a notice to cure or quit.

New owner doesn't know, doesn't cure the violation and HOA sues or slaps a lien on the property.

@Kevin Lefeuvre if they post a negative review, you have the guest screenshot stating"all is good" as well as the time stamp on the receipt for the purchase of the 2 AC units showing your intent to cure the heat issue with the guest. 

Couple that with a stain/odor blocking primer and the hope is this will cure the stench.Hopefully others will chime in with actual results.

Value - cost st cure so 550k -300k = 200k.
