I've been burned a couple times early on, but the type of personality that operates with no consideration of anyone else but themselves is easy to spot with a little experience.  

You are spot-on about Las Vegas multi-family properties having lower CAP rates and higher vacancy rates, but there are still opportunities if you play your cards right.

Its funny that I can make a change, requested by as Seller, in one spot, and every real estate website in a short time updates too.

I’m not sure I want to trade up yet as duplexes and tri’s have been my sweet spot.

Sometimes when people hear the kind of interest I pay they will get so excited about loaning me money that they want to hand me a big check right on the spot.

Previously I was just thinking of doing regular LTR but I saw the need for STR because it's near downtown, hospitals, and other entrainment spots so, I took a stab at STR.
