Our commercial loan is based on the 5 year continuous maturity treasury note plus a spread of 2.25%.  

I have been trying to get as much education as possible buying notes and selling them. seems like the biggest problems with sellers(lenders) on commercial property comes done to the real FMV on a commercial property.

Having been a PM in commercial construction for 15 years they do not control the acquisition cost or disposition cost.
