To summarize, all of the upstairs laminate in the master bed, hallway, stairs, and a 25x15' section of drywall had to be removed from the first floor ceiling.

I looked at probably 50+ 2-4 units and I became extremely discouraged by how overpriced many were and if not overpriced, the fear that many of these multiunits needed $50k+ to be fixed up (think decks, stair cases, foundation, cosmetics).

In many cases the city is not in favor of converting 2 families into 3 or 4 unit buildings, because that would mean to increase parking and sewer by 50% to 100%.To make it a legal 3rd unit you will need to have two forms of egress (stairs), so pleople are not trapped up there.
