Demolition entrance porch and bathroom ( including block supporting structure (steps will remain on (do not demo)) - replace with wood to support structure and if absolutely necessary use block if needed but minimize cost here as well.Construct gable roof structure to replace bathroom and porch to meet minimum size requirements for bathroom - adjust the entrance way to bathroom only to minimum requirementsRoof must be metalAll new electrical and plumbing beneath ( I have an electrician who I have contracted to do teh whole unit)Provide the bare minimum cost kitchen counter and cabinets including sink if needed.

Did a complete gut rehab of the master bathroom down to the replacement of the subfloor, did a kitchen rehab by repainting the cabinets, adding new countertop, new backslpash and new appliances, new fixtures, repainted the entire house, added new floor to the basement living area.

If you are in a $1M neighborhood and every other kitchen has granite counters, updated kitchen and stainless appliances, yeah you might have a tough time if you use cheap, plain white appliances and laminate with kitchen cabinets back from the 80’s...

.- 2nd Story: 2/1 - Nicest finishes, only missing upper cabinets/shelves, range hood, less outlets than I’d prefer, large pantry and enclosed livable back porch.- 1st Story: 2/1 - Mid grade finish, missing upper cabinets/shelves,, range hood, same electrical / layout.Garden: 1/1 - Mid grade finish, ceiling hight is good (lower in some areas, assume for boxed out utilities), floor carpet / tile but noticeably not level.

I used Lowes on my first several rehabs, but once I started getting more into it, I met people who told me about my now cabinet and counter supplier that is better quality for 1/3 the price since they don't have a show room and only work with industry professionals essentially.

Seller financed deal at $40,000 bathroom was down to studs, kitchen had no flooring and cabinets were falling off at the hinges, no gutters on rear of home, rear entry door suffered a break in and roof was leaking prior.
