Get people financially educated and let them buy their own houses.

When buying at auction you will have zero ability to sue (and win) an auction site if information is not correct. 

Maybe sit down with her and look at the finances for her and if it makes sense for her to buy the X out and refinance if that is even possible. 

If you buy less or take cash out you will pay tax on that amount. 

In 2025 does it make sense to build a 4plex and house hack it or is it better to buy existing multi-family?

All end buyers can see it on the market now and can buy it direct so what would the point be of you locking it up on assignment and then asking people to come back and buy it when they already could have bought it without paying you spread in the middle.
