Does the designer work with an architect and engineer that will sign off on plans?

These should be more realistic.My architect is the one who advised 15% for Soft Costs.

Talk to a civil engineer or architect that has done zone changes before in that city.Other contingencies could be soils issues.

Hey all,I don't know if this is the best forum for this, but I'm looking for an architect with a multi-family design slant in/near Van Nuys.

I think my ultimate goals are to 1. have a lot more flexibility 2. create lasting wealth for my family3. improve the urban environment/communityOne think I didn't mention is that I'm an architect by day and I've had experience designing large multi-family properties.

I've gotten a wide range from the various designers and architects I've talked to. 

And worst case scenario a good contractor should know if it’s loan bearing but make sure they pull a permit and get a architect or engineer involved as needed.
