I have a co-worker who lives in Brewster and commutes to Wenatchee every day....its a minimum 90min one way but its just that much cheaper that they can afford to live there.

I think most slumlord's are making their lives their business and society worse by not treating their tenants like people and it seems to come from some kind of zero sum life philosophy when a tenant landlord relationship should be more like having a good relationship with a co-worker and hopefully be positive sum.

I plan to move the property into an LLC or trust. 1) Prior to moving the property into an LLC or trust, is there a means of contractually ensuring that my brother is a co-owner of the property?

I'm interested in learning how to best mitigate risk and purchase insurance to protect the following investment strategy:- Conventional loan in personal name- Upon closing, quick deeding title to from personal to a LLC as a partnership (you + one other person)From my understanding, you need to have your insurance in your personal name and an have the LLC listed as a co-policy holder.

Many of my new projects will be set up as GP/LP arrangements and some may carry a co-GP for credit support depending on the project size. 

I bought a single family home with multi bed, multi bath, and rented a bed+bath to a co worker while I was rehabbing.

Any time you are a co-borrower on an FHA mortgage, you are responsible for 100% of the mortgage.

- waiting afew months to see what happens with mortgage forbearance and renters not paying in hope of a better market for buyers.I have good credit, a good work history and a co sign - income isn't great but will be "house hacking".
