I have a new unit I'm managing from afar. for smart home - Get the new ring security system and a z-wave smart lock.

Needless to say, I have been dragging my feet on the rehab of the property due to other projects/personal matters etc. however, no excuses it is time for me to put together a proper rehab project plan from A to Z including funding, rehab costs estimations, setting expectations for the work/milestones etc.

ZG/Z can move on average ~2% any direction any given day but any blip in the news and it's an up-to 10% roller coater ride of up's n down's and again, not a big deal, just is how that trades.

I am assuming he grabs desperate agents without experience, uses them as cheap labor and teaches them everything from a to z and have them almost full time.Buys houses under 100k , does several houses a month, etc.There is no war zones in Canada, no slums, no dirt cheap houses, no desperate people looking to earn pennies.You can try though, why not...How many houses have you bought already?

If I did it using my handymen it would be a little cheaper than using z PM’s crew and take a little longer.  

Eventually, after being subjected to months of me talking about real estate/money (I had no property yet), listening to the podcasts in the car, looking for properties, eventually buying one, etc - she doesn't mind the idea and has actually saved 20k in the last 1.5yrs or so (not necessarily for a RE purchase, but just because I talk about money ALL OF THE TIME, I think she finally realized that her bills are X and her income is Y... so she should be able to save Z per month - she just wasn't focused on that before - and as you know, you're money disappears unless you tell it what to do).People who have zero financial literacy (which was me until very recently) have a hard time grasping frugality and let alone real estate investing - so, like I said, one way to get them on board is sheerly to walk the walk and show her how it works, save the money, listen to the podcasts, gain the knowledge, eventually buy the rental, etc etc.I don't know the whole situation of your entire financial picture, but it seems like there needs to be a serious talk about your future financial goals - what are the goals for retirement?

Finally, I want a remote thermostat, security cameras, maybe light controls too --- so I'm thinking of a SmartThings, Wink2, or Nexia home automation option with a Schlage or Kwikset z-wave compatible lock.
