I think price is directly related to the distance from a major port where they come in.In the past, I’ve leased small tracts of commercial land I owned to rock, soil and sod retailers.

then maintenance on said trailers would kill you LOL  not to mention private sewage is always a risk.. not sure how much there in SC with all the sand ( I was in Charleston this week and drove by a few underground projects in progress over in Old Mt Pleasant and it was all sand so easy digging easy perc no doubt ..

View report*This link comes directly from our calculators, based on information input by the member who posted.Hi Bigger Pockets,I'm reviewing this property that is BACK ON THE MARKET.It was Under Contract BUT, seems the Buyer had a Soil Contamination Test and it FAILED according the NJDEP.The Soil Report suggests needing the Oil Tank Removed (est $1750 online research) + having Soil Contamination fixed to withinNJDEP limits.
