i used to live in the DC area and still own a property in Arlington.i know the numbers on paper look great in a place like Huntsville, but we see a lot of folks in the forums in markets like DC or CA, who buy a random property in AL or OH or KS, and then immediately struggle because they didn't vet it properly, or didn't realize it wasn't in as great a neighborhood as they thought, or even buy an OK property, but then make $32.50 a month in 'cash flow,' and are disappointed in their return.so, i know you asked about huntsville, but i'd encourage you to think about picking a suburb or exurb of DC and really invest some time in it - maybe hagerstown or fredericksburg or winchester, or any place you're interested in within 2 hours with a lower price point than DC.

One more thing to show how ignorant most plumbers are (and I am a plumber), the discharge (pump side) of your system is ABS (plastic) and most plumbers are too ignorant to realize that ABS (plastic) pipes and joints are not designed for high-pressure water.

My hope is that the clientele we bring in won't completely trash the place but I realize that is just wishful thinking and that people, regardless of income/ what they are willing to pay, can behave like animals (I was in the auto industry before becoming an attorney and the things I saw walking trades will forever haunt me).

Basically in a year where I have a 400-500K loss in stock value, I could sell the stocks to realize the loss, sell one rental house and pay no capital gains tax on its 400-500K profit.But you might be thinking, you still lost 400-500K in the stock market.
