I wanted to have a spot to rent out and cover the monthly mortgage payments while securing a small spot to have for myself in the next 30 years for when I no longer reside in Charlotte but want to visit friends, or downsize.

My small 4 unit office building has been much harder to rent out than my residential units.

P and Z  is on board as this will increase the financial  sustainability of my small farm.

If possible house hack (on a single family or small multi). 

The commute may be small for a big city, but it's forever for the locals here. 

Some other areas may attract influx of residents from other states who find triplex on very small lots attractive. where do I find that data?

Our ultimate fear is that we dump $50,000 into this property for a very small return.

Other option is giving a small portion of equity and splitting profits and ongoing costs evenly, but not sure how much equity to give or how to logistically buy their equity out later on if I want to keep the STR for life.
