I'd much rather have the unit empty for a few weeks in June or July than be searching for a new tenant in Nov/Dec/Jan, anyway, so just keep going forward with your advertising, showing, etc., until you find an applicant.

Their irrational concerns about what 'could' happen decades from now may present a compelling value prop.As others have said, humans adapt...they also innovate.

The future looks bright for those who persistently seek out innovative solutions to today’s market conditions.

I ask because I keep a comparison chart of real estate crowdfunding investments, and I’m constantly on the lookout for new and innovative platforms that I haven’t investigated yet.

Historically the real estate industry has been able to get away with the lack of technological innovation because the market just absorbed the higher expense that these antiquated processes cost.

I'm already under contract with a less than 30 day closing timeline so time isn't quite on my side.I pulled up my closing costs from my last home purchase in Nov of 2021 and it was $1200 for a 3% down conventional owner occupied loan at 3.25% interest.

I think it goes in affect this monthIt’s in Nov 2023 

In general though, I'm really surprised at the lack of innovation across cards here.
