Even though the property is really cash flowing really nicely, I am unable to cash out of the deal so for the next one, I am definitely choosing a BRRR.

@Julia Lyrberg Thank you for the encouragement, I know it’s not the greatest score but I currently have around a 740 so I don’t think I need to be super concerned on that end but yes I’ll definitely be trying to tidy up my finances better.

Also definitely do a good amount of research about rental laws in Colorado and make sure whatever lease you get a hold of is up to date with those laws.

Wish there was a better way than all of these add on automations but this is definitely nicer than the old fashioned hard copy book that gets gross after a couple of guests touch it.
