When I painted the house back in 1998, it was the brightest neon yellow color the Home Depot had in it's color chart that could be made, side note, one day as I was outside the house a couple of detectives in an unmarked car came by and stopped to talk with me "the white guy in the hood"and after talking to me for a few minutes and finding out why I painted the house neon yellow, told me that this house somehow was used in a New Jersey landmark drug case, it never ceases to amaze me what I run across.

I could never waste my time chasing down repairmen, evicting tenants, and collecting rent every day as I work too.

They may ask but we say no, and explain the value of what we bring to the table, and if you would rather pay $3 per day as opposed to $4 or $5 per day then they may not be a client you want.

That's only $500 a month on my end but I completed the flip in 3 weeks,  in contract the same day as completion.  

Drug addicts become very selfish and will burn any bridge and cut any cord to get to the next day. A

I live in Arizona and we do tax liens here and I'm only interested in raw land and want the deed same day as auction.

i don't care what day a tenant moves in.

I just wanted to share my progress - I've been working hard to scan the various sources for deals in New York Metro and I started analyzing 3 deals/day as Brendan recommended in one of the podcasts. 

I think of the the title search business kind of like ordering burgers at McDonald's--no freebies, even if you eat there each day as a good customer! 

The other day a $300,000 property in a gated community was listed. $6,000 a year in HOA dues, insurance would be around $2,000 a year, and taxes were $2,800 a year.
