In my experience, most of the "wholesalers" I run across send a few postcards, hang some plastic trash on telephone poles that neighbors have to clean up eventually, and offer way too much money on a property then call you up and say they've got a "deal" for you.

After the initial phone screening and agreeing to meet them for a showing I told them that they must confirm (or cancel) at least an hour before the showing otherwise we will be charging their telephone bill a $25 no show fee. 2 called to cancel and the other confirmed....a small experiment so far and total BS as I can't really charge their telephone bill $25 but I don't think most people know that.Rick
