As I had an unconventional bed and breakfast I lived onsite too but rarely if ever saw my guests.

I have searched online and found HVC, BCRE and other Bed & Breakfast valuation professionals have surveyed or mentioned a much lower range of cap rate for hospitality industry around 9 - 11%.

I heard tell at church last month he was gonna sell... maybe I will stop by the Diner at breakfast next week and see if he is interested.

They went to talk about how it will be awesome to have breakfast with them that only a few people get a chance to do so you can pick their brain.

I was at a building industry breakfast on Friday and most of the guys there were suggesting they are flat out and our management business trying to pin guys down to quoting repair work etc has been really tough of late so that seems to back that up.The University roll is up again this year which has been the first year for a few so fingers crossed that's a good sign for the city as there has been a little bit of an oversupply of rentals in a few markets the last few years so that might suck up that excess supply.
