This is a bottom floor of a proposed 2 unit building with very limited allowable floor area (800sf gla max) and setbacks, so the shape and size of the footprint can't be altered.

View reporthey guys so i have an updated analysis here. basically what we have here is a NMD deal through a VA loan. im currently under contract with the building. inspection was completed where we found we need a new roof, recieved 13,000 credit. although after going much more in depth with this property i am starting to get cold feet and worried about these numbers. i will be moving on from my current 3 unit into this one, as it wont cash-flow with me under the roof is not a big deal, it not cash flowing after i move onto the next one has me pulling my hair out trying to alter these numbers to make this property work.

They are just going off a formula that their headquarters use to decide yes or no.If possible, i would suggest seeing if they can alter the offer, and have the lawyer disperse your funds directly to the debts that they want zero'd.

Altering the lease may violate landlord tenant law and you end up in a bind...we've inserted addendums before, but there were not really material...it was more or a reminder on what to do to be a good tenant.If you run into a non-payment issue, or the tenant is found to be in violation of the lease terms, the circumstances change drastically...an attorney would serve you best if that's the case.
