Hello, Rookie Looking for advice!

Good evening! Sorry if this is too much information, but I’m very much a novice who has yet to find any mentors. Thanks ahead to all those who help!

I am 31 and have a house and 20 acres about 20 minutes south of Huntsville, near the town of Arab. I owe about 140k on the property and home, and it’s worth around 240k. My interest rate is 3.125% and mortgage is about $850. My income is 80k a year and the mortgage is the only debt I have, but I only have about 10k in cash saved. 

I am wanting to build a duplex on part of the land. There’s no building restrictions or codes and it’s road frontage. Id have to put in septic. My biggest obstacle is securing the financing. My mortgage company isn’t very open to splitting an acre off the property. I was hoping to meet someone who’s familiar with a situation like this, or someone who has some solid answers to make it work. Or if I should completely alter course I’m open to suggestions.
