(Broken windows, heater broken, leaking water pipes, electrical problems, holes in walls, rotting porch, among other damages.)The buyer continues to make payments, but if they stop then you have a ton of repairs before you can rent out the house.

I currently only have a $3k cc and a $50k student loan from my Masters degree that is broken down into two $20k loans at 6.875% and four loans under $1500 at 2.14%.

More modern amenities and infrastructure and upgrading of restaurants, homes and businesses to support the influx of travelers, second home buyers and relocation of families and retirees. 

Like you said, they offer the 30k  worth upgrades or use it for financing.

@Ryan Healy - Since this is your first property, I highly recommend you start with some sort of house hack or relatively turn key multifamily (cosmetic upgrades, maybe 1 capex item) buy and hold and not start with a BRRRR.

I would also be taking an honest look at my property to see if it needs an upgrade in design, and if the STR even stands out enough in the first place.

@John Mark Last April I bought a nice building that needed some upgrades, but the rents were $575/month and local area rents were$1250.
