It’s all a trade-off.That being said, I don’t think I’ll ever be renting to anyone in the military or a lawyer.

And, in doing this, I traded out a property which was in a 100 year flood zone close to the ocean, for other properties which are in much less risky locations.

Should I hang on to the car and keep making payments or go find something and trade in upside down?

And I don't plan on being stuck there, goal is to keep adding properties and "trade up" to better ones using the ones I decide to sell.

I have publicly traded stock which I'd like to sell without getting hammered on taxes.Is there anything equivalent to a 1031 exchange which would allow me to roll-over capital gains from the stock sale directly into a real estate investment?

The duplex's and Tri's in my opinion do not cashflow as well, have weird valuation histories, and mostly trade to owner occupants where 4 families go to investors and sfr's can be exited to homeowners.
