I highly recommend finding a market that is landlord friendly, cash flowing, doesn't have regular catastrophic events, property taxes are low, insurance rates are under control and you like the area.

Paul has started at least 3 separate threads in the past few days announcing to the world the success he's having with section 8 rentals and repeatedly reminds us he doesn't have a clue how to calculate the true operational costs associated with these properties. 

Finding deals outside of California can definitely open up new opportunities, especially given the cost of living and market dynamics in the state.When looking for properties in other states, consider focusing on areas with strong rental demand, economic growth, and population increase.

There are only 2 ways, as I see it in the current market, to get actual income/cash flow from a rental property - a paid off long term/mid term property or a well bought short term or rent by the room rental.

The price we thought was very reasonable in this current market based off the other properties we have seen prior to that with similar layouts. 

An existing duplex provides immediate rental income and proven market comparables, reducing risk.

Depends on your market and competition.

@Shane Regnier I've flipped a bunch of houses in Ocala but have yet to dabble in the rental market.
