One of the answers is the exchange rates between the dollar and other currencies making the US more attractive to foriegn investment-- they're drawn to property that they can essentially get a 50% discount on even at full market price.Second is along these lines- but it's the democratization of much of the world and with it the unique opportunity to buy property that in places around the world where a new political liberalization & stabilization is resulting in economic opportunity and growth.

Here's a few others, if you're trying to detail these out.6) Insurance7) Make ready costs when one tenant moves out before another moves in.8 ) Discounts given to lure in tenants (aka "economic vacancy")9) Advertising10) Legal fees11) Court costs12) Property management (which you can earn for yourself, if you do this yourself.)13) Major repairs (roof, furnace, plumbing)The problem with many of these is that they are sporadic.

My college degree was in physics and chemistry, but i did have a minor in economics, I understand the value of a dollar, and I can do my own taxes, lol.I enjoy playing poker in my spare time, and was semipro for a little while (semipro = didn't get rich) and still belong to a private group of many close friends and high stakes players.
